Florida Compliance,
Tracked and Booked.
Fire alarm testing, backflow, pool permits, balcony certificates and the inspections your insurer asks for — plus AC, plumbing, electrical and emergency callouts. We hold the dates and book the work before it lapses.
Core Services
One Place for Every Job
Need an AC service booked this week? A plumber today? Your 4-point done before the policy renews? Pick what you need below and we will take it from there — one job or the whole portfolio.
Rental Safety Audit
Whole-property · 60+ checks
Florida mandates no periodic safety inspection, so nobody checks your rental unless you ask. A documented audit closes that gap — and evidences that you did.
Emergency Callout (AC)
Same-day response
In a Florida summer a failed air conditioner is an emergency, not an inconvenience. Same-day diagnosis, and portable cooling arranged if a part is needed.
Emergency Callout (Plumbing)
Rapid containment
Burst pipes, leaks, blocked drains and sewage backups. Isolate and stop the loss first — in this humidity, fast containment is what stops a plumbing bill becoming a mould claim.
Emergency Callout (Electrical)
Made safe, then repaired
No power, tripping breakers, dead circuits, burning smells and overheating connections. Licensed electricians who make it safe before they make it work.
4-Point Inspection
Roof · Electrical · Plumbing · HVAC
The report your underwriter wants on any older Florida property. Citizens requires one above 20 years; private carriers from 15. Without it, cover gets difficult.
Wind Mitigation Inspection
State form OIR-B1-1802
Documents your hurricane-resistant features so you get the premium credits Florida law requires insurers to offer. Reports expire after five years — we track yours.
Roof Certification & Repair
Remaining useful life certified
Leak repair, tile and shingle work, and the certification that stops an insurer refusing you on roof age alone once a shingle roof passes 25 years.
AC Service & Replacement
Coils · Condensate · Ducts
Annual servicing before summer rather than during it, condensate line clearing, duct work, and full changeouts when a system reaches the end of its life.
Backflow Testing
Certified annual test
Required annually by your water utility wherever you have irrigation, a pool fill line or a larger meter. Miss it and they disconnect the supply rather than fine you.
Fire Alarm & Sprinkler Testing
NFPA 72 & NFPA 25
Quarterly, semi-annual and annual cycles for multi-unit buildings, plus the five-yearly internal sprinkler inspection everybody forgets until an inspector asks.
Electrical Safety Inspection
Voluntary — and worth it
Florida requires no periodic electrical report, so most owners have never had one. It is also what stops the electrical section of your 4-point failing without warning.
Pool Servicing & Permits
A 5-unit pool is a public pool
Routine chemistry and repair, plus the Department of Health permit and twice-yearly inspection that any pool serving five or more living units legally needs.
Remedial Works
Whatever the inspection found
Polybutylene re-piping, Federal Pacific and Zinsco panel replacement, aluminium wiring remediation, HVAC changeouts — closed out so the re-inspection passes first time.
Fire Alarm Testing
NFPA 72 · Annual functional test
Annual functional testing by a State Fire Marshal licensed contractor, semi-annual visual inspection, and the dated report the fire official asks for.
Fire Extinguisher Service
NFPA 10 · Annual maintenance
Annual maintenance and tagging, hydrostatic testing when due, and a check that coverage and travel distances actually match the occupancy.
Fire Sprinkler Inspection
NFPA 25 · Quarterly to 5-yearly
The full NFPA 25 matrix, including the five-year internal examination for obstruction and corrosion — the one that finds real problems.
Emergency Lighting Testing
Monthly 30s · Annual 90-minute
The annual ninety-minute duration test that finds degraded batteries, plus a monthly check sheet so your own record stands up.
Balcony & Railing Inspection
DBPR HR-7020 · Every 3 years
Required for public lodging of three storeys or more. Certified on the state form, valid three years, and filed before the old one expires.
Public Pool Compliance
DOH permit · Annual renewal
A pool serving five or more dwelling units is a public pool. Operating permit, water logging, safety equipment and the gate latch that always fails.
Our Contractors
Vetted for the Rental Industry
Instead of a different company for every trade, you get one place to book them all — and every one of them checked before they set foot in a property with your tenant in it.
Licence verified
Every trade is checked against Florida state licensing records before they take a single job from us, and re-checked when their licence comes up for renewal.
Insurance on file
Current liability cover and workers' compensation held on record, with expiry dates tracked. A contractor whose cover lapses stops getting work until it is back in place.
Used to tenants
Rental work is not the same as working in an empty house. Ours are used to occupied properties, notice periods, guest changeovers and being the face of your business for an hour.
Managed, not just referred
We are not a directory. We book the job, brief the contractor, chase the report and deal with it if something is wrong. You have one number to call either way.
How It Works
Simple 3-Step Process
Send Portfolio
Provide your address list or requirements and we'll audit your properties' compliance status immediately.
We Schedule
We handle end-to-end coordination between your tenants and vetted Florida contractors for every visit.
Stay Compliant
Receive your reports on time, with proactive monitoring and support for all future renewals.
Compliance Managed
What We Do
We hold the calendar, book the trades and keep the paperwork, so your properties never become a problem you have to solve at short notice.
Compliance Requirements
Work out exactly what applies to each address — and, just as usefully, what doesn't.
Contractor Coordination
Licensed Florida trades booked, briefed and met on site, around tenants and guest bookings.
Report & Certificate Tracking
Every report, permit and test tag held in one place and produced on demand.
Upcoming Renewals
We start the renewal before expiry, so a lapsed report never costs you a policy discount.
Rental Safety Audits
Nobody Inspects Your Rental Unless You Ask
Florida requires no periodic safety inspection of a rental home. No electrical report, no annual certificate, no visit from anyone. That's a gap you carry the liability for — and a documented audit is how you close it.
Your duty of care, evidenced
Florida landlords must keep a property in habitable condition and compliant with applicable building, housing and health codes. If a tenant is hurt, "nobody told me" is not a defence — a dated audit report is.
Find the 4-point failures first
Polybutylene pipe, Federal Pacific panels, aluminium wiring, an ageing water heater. Better to learn about these on your own schedule than three weeks before your policy renews.
One visit, one report, one plan
You get a photographed report per property, a priority-ranked list of what needs doing, and a quote for the work — not a sales pitch dressed as an inspection.
What the audit covers
And if you want to go further
Book with us whenever you need something done — that is how most of our customers use MaintComply. The Standard is an optional yearly membership on top, for landlords who want their properties certified against a safety benchmark and a badge to show for it.

The difference nobody explains
Florida has no annual landlord certificate.
It has a calendar instead.
In Britain every rented home needs a gas safety certificate every twelve months. Florida has no equivalent — which leads a lot of owners to assume there is nothing to do.
There is. It just attaches to the building and how you let it rather than to the simple fact of renting. Fire alarm testing is annual. Backflow is annual. Pool permits are annual. Balcony certificates run three-yearly. Nothing sends you a reminder for any of it.
