Polk County's vacation rental belt — hundreds of purpose-built pool homes running at an occupancy and duty cycle that ordinary rentals never see.
Davenport is where a very large share of Central Florida's short-term rental stock actually sits. The communities along the US 27 corridor were built for it: four to eight bedrooms, private pools, and turnover measured in days rather than years.
That operating pattern is the whole story here. Air conditioning runs harder, pools are used more, and a fault that would sit unreported in an annual let becomes a guest complaint and a refund request within hours.
Predominantly 2000s and 2010s construction, purpose-built for vacation letting. Modern codes, straightforward on four-points, and generally easy to insure. The earlier end of the range reaches back far enough that polybutylene is worth ruling out, though it is uncommon.
Almost every property has a pool and a screened enclosure. Pool equipment, enclosure screening and pool heating are a much larger part of the maintenance picture here than the house itself.
Permitting is Polk County — a different authority again from Osceola or Orange, and worth knowing if you own across the Four Corners boundary, where four counties meet within a few miles.
Short-term letting requires state licensing as transient lodging, and Polk County and the individual community associations add their own requirements. The three layers do not always agree.
Pool safety is the obligation most often underestimated. A residential pool needs a qualifying safety feature; a pool serving five or more dwelling units becomes a public pool with a materially stricter regime.
Almost entirely short-stay. Response time matters more here than anywhere else in Central Florida — a failed air conditioner on a Saturday changeover is a refund, not an inconvenience, and the review that follows costs more than the repair.
Florida has no single annual certificate for rental property. What applies depends on the age of the building, which county it sits in, how many units it has and how you let it. A safety audit settles it for one address in one visit.
