St Cloud is the part of Osceola County that is not about vacation rentals. Founded in 1909 as a veterans' colony, it has a real downtown, housing that goes back a century, and a rental market of families rather than guests.
It has also grown very fast on its eastern and southern edges, so the same city contains 1920s bungalows and 2020s new build within a few miles of each other.
The historic core around downtown and toward the East Lake Toho waterfront holds housing from the 1910s through the 1950s. This is the oldest stock on this list after Winter Park, and it produces the most demanding four-point reports in the area — ungrounded circuits, galvanised supply, cast iron drains and roofs on their third or fourth covering.
Anthem Park, Stevens Plantation and the Narcoossee corridor expansion are 1990s onward, and the newest sections are modern-code construction that inspects cleanly.
St Cloud runs its own electric and water utilities rather than buying from the county or a regional provider. That matters practically: service connections, disconnect scheduling for a panel replacement, and backflow testing programmes all go through the city rather than where you would expect.
