One of Florida's largest planned communities, straddling two counties, with a big affordable single-family rental market and an association covering the lot.
Poinciana is enormous — a planned community of villages developed from the 1970s onward, spread across the Osceola and Polk county line. It contains a very large stock of affordable single-family housing, and a great deal of it is rented.
For a landlord it is one of the most straightforward markets in Central Florida to operate in at volume, because the housing is uniform, the prices are accessible and the tenancies are conventional annual lets.
The bulk of the housing is 1990s through 2010s single-family, built to a limited number of standard plans. That uniformity means what is true of one property is usually true of its neighbours, which makes budgeting across a portfolio much easier than in a mixed market.
The earlier villages reach back to the 1980s and are worth checking for polybutylene. Solivita, the active adult section, is 2000s onward and modern throughout.
The community straddles the Osceola and Polk county line, so permitting depends on which side an address falls — and the boundary runs through the middle of the community rather than around it. Establish the county before assuming a process.
The Association of Poinciana Villages governs external appearance across the villages, with requirements on paint, roofing and visible alterations that apply regardless of which county the property sits in.
Overwhelmingly annual tenancies serving the workforce of the surrounding area, plus the active adult market in Solivita. Volume ownership is common, which makes portfolio-scale servicing and scheduled inspection worthwhile in a way that single-property ownership does not.
Florida has no single annual certificate for rental property. What applies depends on the age of the building, which county it sits in, how many units it has and how you let it. A safety audit settles it for one address in one visit.
One call for the repair work, the inspections your insurer asks for, and whatever the inspection turns up. Licensed, insured contractors across Osceola County.
