Lake County rather than Orange — a different building department, hillier ground than the rest of Florida, and a large active-adult rental market.
Clermont sits on genuinely rolling terrain, which is unusual in this state and has practical consequences: drainage patterns, foundation and grading questions, and roof water management that behaves differently from flat ground.
It is also in Lake County, not Orange. Different building department, different permitting process, and a set of local requirements that do not match the Orlando suburbs a few miles east.
The historic downtown holds early twentieth-century housing on the lakes. The bulk of the rental market, though, is 1990s onward — Kings Ridge, Legends, Greater Hills and the newer Sawgrass Bay expansion — much of it built as active-adult or family housing to modern codes.
The 1970s and 1980s pockets carry the usual issues for their era, but they are a smaller share here than in Ocoee or Apopka.
Permitting runs through Lake County or the City of Clermont depending on the address. If you also own in Orange County, do not assume the process transfers — inspection scheduling, fees and documentation differ.
The terrain matters. Properties on slopes have drainage and grading considerations that flat-ground Florida does not, and water finding its way to a foundation is a more common finding here than elsewhere on this list.
A significant active-adult rental segment alongside conventional family lets, and a growing overflow of vacation letting from the Four Corners area to the south. Which category a property falls into changes the licensing position, so it is worth establishing.
Florida has no single annual certificate for rental property. What applies depends on the age of the building, which county it sits in, how many units it has and how you let it. A safety audit settles it for one address in one visit.
One call for the repair work, the inspections your insurer asks for, and whatever the inspection turns up. Licensed, insured contractors across Lake County.
We cover Minneola, Groveland, Mascotte, Montverde, Winter Garden, Four Corners and the rest of Lake County — and the whole state beyond it, so if you are further out, call and ask.
Emergency callouts, planned work, inspections and audits — one number for all of it.
