Barrier island condos, mid-century mainland housing and a heavily seasonal letting market. Repairs, inspections and compliance across Sarasota County.

Sarasota's property market divides sharply between the barrier islands and the mainland, and the two behave differently in almost every respect that matters to a landlord — construction type, exposure, insurance, letting pattern and the rules that apply.

The islands are condominium-heavy, seasonal, expensive to insure and increasingly subject to structural inspection requirements. The mainland is single-family, more likely to be let annually, and carries the standard mid-century Florida problems.

The housing stock, and what it means for you

The mainland around Gulf Gate, Southside Village and the older parts of the city is largely 1950s to 1970s, including a genuinely notable body of mid-century modern architecture. Attractive housing, and the usual electrical and plumbing profile for its age.

Siesta Key, Lido Key and Longboat Key carry substantial condominium stock from the 1960s through the 1980s, much of it low and mid-rise directly on the water. Salt exposure, structural concrete and ageing building systems dominate here.

Palmer Ranch and Lakewood Ranch are modern master-planned construction, straightforward to insure and generally the easiest properties in the county to manage.

Milton made landfall near Siesta Key in October 2024, and the barrier islands took surge as well as wind. The consequence for owners has been closer underwriting scrutiny of island property in particular, and a lot of roof and envelope work across the county.

Condominium buildings of three storeys and above are within scope of the state milestone inspection and structural reserve requirements — and on the barrier islands the twenty-five-year coastal threshold applies rather than thirty. For unit owners that generally means assessments rather than direct obligations, but it is a material cost worth understanding before buying.

Letting in Sarasota County

Seasonal letting is a large part of the Sarasota market, with the associated licensing and safety implications where stays are short. Sarasota County and the individual island jurisdictions have their own rules on short-term rentals, and they are not uniform — worth confirming for a specific address rather than assuming the county position applies.

Not sure what applies to your property?

Florida has no single annual certificate for rental property — obligations depend on the age of the building, where it sits, how many units it has and how you let it. A safety audit establishes the whole picture for one address in one visit.
